Fire Safety for Landlords

As a Landlord, there are certain fire safety rules and regulations that you should be aware of and which, by law, you must adhere to. There could be serious consequences if certain safety features are not implemented.

Landlords must take steps to ensure fire risks are minimised within a rental property and adequate fire prevention measures are taken.

Hazards
There are many hazards which could be an ignition source. They can include electrical appliances such as cookers and heaters. The presence of candles or smoking tenants should also be taken into account. If the property is furnished, the quantity and type of furniture and soft furnishings should be considered.

If the property is unfurnished, does the tenant’s furniture and soft furnishings meet fire safety requirements? Also are the fire escapes suitable and free from blockages? Have you provided adequate provision or assistance for tenants who are disabled for example? If the smoke or fire alarm is not working properly this could also become a potential hazard.

Multi-occupancy properties
In the case of multi-occupancy properties such as flats or converted properties where several people share a house, regulations were introduced in 2006 which must be adhered to. A fire risk assessment should be carried out to identify potential risks and the risks should then be analysed and, if possible, reduced or eliminated.

A responsible person also needs to be appointed. This is usually the landlord but it could also be a separate property manager. A risk assessment should not be a one-off occurrence but they should be repeated annually, when the tenants change, or if changes to the building layout are made.

Be vigilant
The fire safety liabilities within rented residential properties should be taken seriously. Any risks should be identified and efforts should be made to reduce or remove the risk, such as ensuring electrical sockets are installed properly and in sufficient quantity. Keep detailed records and provide tenants with copies. Review your responsibilities and the safety of your property regularly.
